All applicants must read through our prospective tenant requirements thoroughly before submitting your application. A $45 application fee and an application will need to be completed by all applicants 18+ years old. It is important to fully understand how we screen our prospective tenants before submitting your application online. Application fees will not be refunded as they are paid to a third party provider to process your application screening.

*Please note HomeShield Property Management does NOT process incomplete tenant applications. Please provide all information when submitting your application if you’d like to be considered for one of our rental properties.

OUR RENTAL REQUIREMENTS

What is required to apply: Government issued ID, 3 most recent paystubs, tax returns (if self-employed), landlord references for the past 3 years, 18+ years old, pet photos.

Move in costs: If you are approved to lease one our rental properties we require first months rent and a deposit (equal to one month's rent) to be paid in full at lease signing. The lease start date will need to be within 10-14 days of the property being available for rent. Some HOA's do require a move in fee and this would be paid by the tenant.

Common reasons applicants are declined:

  1. Not completing the application in full.
  2. Pet Breed. No aggressive dog breeds allowed.
  3. Past eviction.
  4. Current collections.
  5. Insufficient income.
  6. Poor credit.
  7. Move in date not close enough to date available.
  8. Failure to follow our process.
